Our roof maintenance programs are tiered by frequency, not by feature — the scope of each visit is consistent regardless of cadence, with frequency determined by roof age, condition, and type. Most residential roofs benefit from semi-annual maintenance (before and after hurricane season). Commercial flat roofs benefit from quarterly visits due to debris accumulation and ponding risk.
Each maintenance visit includes: full roof walkover or drone/ladder inspection where roof access isn't safe, gutter and drain clearing of debris, visual check of all flashing penetrations (pipe boots, HVAC curbs, skylights, valleys), sealant condition assessment with minor resealing included in the visit fee, ridge cap and hip line check on tile and metal, and granule loss/coating wear evaluation on shingle and metal respectively. We document everything with photos.
What maintenance doesn't include: large repairs (those are quoted separately), full restoration work like coating refresh or underlayment replacement (separate scope), or storm damage repair (also separate).
