TPO Roofing in Sarasota, FL — Heat-Welded Commercial Flat Membrane
TPO (Thermoplastic Polyolefin) is the most widely installed commercial flat roofing membrane in the US today — and for good reason. It is energy-efficient, durable, and its heat-welded seams eliminate the adhesive failures that plague older membrane systems in Florida's heat.

15–25 yrs
Why TPO Became the Florida Commercial Standard
TPO solved the primary failure mode of older flat roof membranes: seam delamination. Earlier systems — EPDM and modified bitumen — used adhesives at seams. Those adhesives degrade with UV exposure and the thermal cycling that Florida's climate produces.
TPO seams are heat-welded at temperatures that fuse the membrane material itself. A correctly welded seam is as strong as the membrane — it simply doesn't fail the way adhesive seams do.

What Makes a TPO Installation Last
Not all TPO installations perform the same. The difference between a 15-year membrane and a 7-year one comes down almost entirely to installation quality — particularly seam welding, penetration sealing, and the substrate underneath.
We use factory-calibrated welding equipment and train our crews specifically on TPO standards. Before any commercial roof project, we walk the property and document every penetration that needs to be addressed.

Seam Welding
Calibrated Heat, Calibrated Speed
2–3 in. overlapWelding temperature must be calibrated to ambient conditions — too hot and the membrane scorches, too cold and the seam doesn't fuse. We pull-test seams during install and reject any weld that fails.
Penetration Sealing
Every HVAC Curb, Pipe & Drain
100% counter-flashedMost TPO failures happen at penetrations, not in the open field. Every pipe boot, HVAC curb, skylight, and drain gets counter-flashed and sealed per manufacturer specs — documented in our completion report.
Membrane Thickness
60 mil Minimum
Not 45 milBuilder-grade TPO is 45 mil — fine for the warranty paperwork but thin for Florida's UV. We specify 60 mil minimum for commercial work and 80 mil where rooftop traffic is heavy.
TPO Across Building Types in Southwest Florida
We install TPO on every commercial flat roof type in Sarasota and Manatee Counties. The system specs change with the building, but the standard doesn't.
For other flat roof system options beyond TPO — modified bitumen, EPDM, built-up roofing — see our flat roofing page covering all systems we install across the region.

Office & Retail
Single-Tenant Commercial
1,000–10,000 sq ftThe most common TPO application — small to mid-size commercial buildings with simple roof geometry. Typical scope: tear-off, insulation upgrade to current Florida energy code, 60 mil TPO with mechanically fastened install.
Multi-Tenant
Retail Strip & Office Complexes
Phased installFor occupied buildings where tenants can't tolerate downtime, we phase installation in sections so the roof stays continuously watertight. Critical for retail centers, medical office, and restaurant rooftops.
Industrial & Warehouse
Large-Format Commercial
20,000+ sq ftBigger buildings get fully-adhered TPO systems with thicker insulation packages and additional ballast or fastening per Florida wind code. Drainage analysis matters most here — large flat areas concentrate water fast.
Existing TPO Roof? We Can Repair or Retrofit
Not every TPO project is a full replacement. Mid-life TPO membranes (10–15 years old) often have isolated issues that don't require tear-off — extending service life at a fraction of replacement cost.
We assess the existing membrane condition, insulation moisture content (via core cuts or infrared), and the substrate underneath before recommending a path.

Repair
Heat-Gun Seam Repair
Same membraneFor failed seams from previous repairs or localized punctures from rooftop traffic. We heat-weld a patch of matching TPO directly to the existing membrane — clean, durable, and the repair seam is as strong as the original.
Retrofit
TPO Overlay System
10–15 yr extensionWhen the insulation is dry and the substrate is sound, we weld new TPO over the existing membrane. Roughly half the cost of full tear-off with 10–15 years of additional service life. Right call for mid-life roofs that aren't ready for full replacement.
Full Replacement
When Retrofit Isn't Right
Wet insulationIf infrared scans show widespread wet insulation under the membrane or the substrate is compromised, retrofit traps the problem. We're upfront when tear-off is the only honest answer — and we'll document why with the scan results.
Key Benefits
Why It Matters
Energy Star Reflective
White TPO reflects solar radiation rather than absorbing it, reducing cooling loads in Florida's heat. Energy Star rated membranes can meaningfully reduce commercial air conditioning costs and may qualify for utility rebates.
Heat-Welded Seams
TPO seams are fused with hot air rather than adhesives. A properly welded TPO seam is as strong as the membrane itself and doesn't delaminate over time — eliminating the primary failure mode of older flat roof systems.
Cost-Effective Commercial
TPO offers strong performance at a lower installed cost than EPDM with adhesive seams or full modified bitumen systems. It's the default choice for most new commercial flat roof applications in Southwest Florida.
Easy to Repair
Damaged TPO sections can be repaired with a heat gun and patch material. Repairs are cleaner and more durable than adhesive-based alternatives — and the repair seam is as strong as the original membrane.
How It Works
Our Installation Process
Roof Assessment
Drain location, slope measurement, deck condition, and existing penetration inventory. We identify any drainage issues before installing the new TPO membrane.
Membrane Specification
45 mil, 60 mil, or 80 mil thickness depending on traffic, application, and warranty requirements. We specify the right thickness for your building, not the cheapest.
Installation
Insulation board if required, mechanically fastened or fully adhered TPO membrane, heat-welded seams and all penetrations sealed and counter-flashed per manufacturer specs.
Final Inspection & Warranty
Seam pull-test, visual inspection of all penetrations, county inspection if required, and manufacturer warranty registration (often NDL on commercial qualifying systems).

FAQ
Frequently Asked Questions
What are signs a commercial roof needs repair or replacement?
Common signs include water intrusion, pooling water after rain, visible membrane cracks or blistering, increasing energy bills (poor insulation), sagging sections, and frequent leak calls from tenants. If you're repairing the same area repeatedly, replacement is usually more cost-effective.
Can you work around our business hours to minimize disruption?
Yes. We coordinate with building managers to schedule work around tenant operations. For 24-hour businesses, we can work nights or weekends — discuss your requirements at the estimate stage.
What types of commercial roofing systems do you install?
We install TPO (single-ply membrane), EPDM, modified bitumen, metal systems, and built-up roofing (BUR). The right system depends on your building type, slope, budget, and how long you plan to own the property.
