3 Things to Consider Before Replacing Your Roof
Before you get a single estimate, there are three questions worth answering. They'll help you evaluate bids more accurately and avoid common mistakes.

Most homeowners start the roof replacement process by getting quotes. That’s understandable — price is important. But there are three questions worth answering before the first contractor arrives, because the answers will change how you evaluate what you’re being quoted.
1. What Condition Is Your Deck In?
The deck is the wood structure under your roofing material. It’s what everything else is attached to. If the deck has rot, soft spots, or moisture damage, that damage needs to be addressed during replacement — and contractors handle it differently.
Some contractors include deck repair in their base price up to a certain extent. Some exclude it entirely and charge per board as discovered during tear-off. Some won’t tell you until they’re already on your roof and the project has started.
Before getting estimates, ask each contractor how they handle deck damage. Ask whether they do a deck inspection before finalizing the quote, or whether they estimate and discover during tear-off. Ask what their per-sheet pricing is for replacement decking if it’s needed.
In Southwest Florida, the combination of heat, humidity, and occasional storm intrusion means deck damage is more common than homeowners expect. A quote that doesn’t address how this is handled is leaving an open variable.
2. Who’s Pulling the Permit?
In Florida, roof replacements require permits. Full stop. A contractor who says permits aren’t necessary for your job is either mistaken or trying to move faster than the law allows — neither is a good sign.
Permitted roofing work protects you in three ways: it ensures a county inspector verifies the work meets code; it keeps your homeowner’s insurance valid (many policies require permitted work); and it doesn’t create problems when you sell the home, because unpermitted work shows up in title searches.
Ask every contractor whether they pull permits for replacements. Ask who handles the inspection coordination. If the answer to either question is unclear or evasive, that’s a red flag worth taking seriously.

3. What Does the Warranty Actually Cover?
Roofing warranties come in two types: the material warranty from the manufacturer and the workmanship warranty from the contractor. They cover different things and have different terms.
Manufacturer warranties cover defects in the material itself — granule failure, delamination, premature cracking. They typically run 25 to 50 years depending on the product tier, and they’re only valid if the material was installed by a certified contractor to the manufacturer’s specifications.
Workmanship warranties cover the installation — flashing, sealing, penetrations, fastening. A roof can fail at any of these points even if the material is fine. Workmanship warranties run anywhere from 1 year to 15 years depending on the contractor.
Ask specifically: how long is the workmanship warranty? What does it cover? What voids it? Is the manufacturer warranty transferable if you sell the home?
